Are the utilities included in the purchase of the property?
All of our lots are ready to be built on. City water and sewer, along with natural gas, is available to each site. Our engineers can assist you with determining your location and needs.

 

Does the Business Park have any restrictions?
The Business Park is currently zoned Suburban Industrial (SI) by the City of Sun Prairie. This allows for light manufacturing operations within the Park. For additional information, and to review the entire zoning ordinance, visit the City of Sun Prairie web site.

In addition, the Business Park has a set of Protective Covenants that help to insure and maintain the quality of the Park. The Protective Covenants can be downloaded as a pdf, which requires you to have Adobe® Reader ® on your computer. If you do not have Adobe® Reader®, you can download it from the Adobe site. This is free software.

Is the Business Park part of a Tax Incremental Financing (TIF) District?
Yes. The Sun Prairie Business Park is part of several successful TIF Districts.

The corporations have worked with the City of Sun Prairie not only in the planning and growth of the park, but the financing of the park, too. The City has been very helpful in obtaining long term borrowing for land and improvements for the park. Sales of the land have been used to reduce the long term debt.


Since this is a private corporation, where do all the profits go?
Since their inception, the Stockholders of the Sun Prairie Industrial Development Corporation and Sun Prairie Improvement Corporation have received no return on their personal investments.

After using profits to pay its operating expenses, the corporation has been able to donate funds to various organizations and programs within Sun Prairie.

Is the Business Park going to grow?
Future plans call for the park to continue its expansion northwards. The Corporation is currently looking to acquire additional properties for future growth.

In addition, the SPIC is working with Brian Vandewalle of Vandewalle and Associates to develop a long term growth plan.

 

What is the long term vision?
As shown on the web site, plans call for the park to begin looking at an Agricultural Business Park. It is our goal to work with area businesses to design the park expansion.
